Design/Build

Many of our clients come to us with an idea and ask us to assist with their dream. Design/Build is our specialty. We work closely with the top architects in our area to provide you with a home that is unique and tastefully appointed. Our exclusive Design Agreement process empowers homeowners as they fully design the scope of their custom home prior to entering into a contract to build.

Ready to BuilD Collection

For those interested in time efficiencies, and/or working within a carefully determined budget, we offer a collection of home plans that are pre-priced with full specifications and designer selected finishes. This collection of homes allows homeowners to break ground and be in their home in one year or less.

We are most well known for our personal involvement with your project. We work closely with our clients on everything from homesite selection, plans development, and through all decisions that must be made for the completion of a new home. History

Coastal Signature Homes is a company with strong roots in the  building industry. Steve Tilton’s experience of over 25 years in custom homebuilding leads to dream homes for his clients.

As you close your eyes and picture your dream home, it very well may be a Coastal Signature Home. Our homes are located in many of the fine st communities throughout the Lowcountry including Belfair Plantation, Berkeley Hall Plantation, Callawassie Island, Spring Island, Hampton Lake, Colleton River Plantation, Oldfield Plantation, and Palmetto Bluff, in addition to those on Hilton Head Island. Custom Home FAQ

  • Begin by selecting your builder early in the process. Getting your builder involved from the beginning can save you time, and money, and reduce stress. At Coastal Signature Homes, we're well-versed in every aspect of the building process, including community-specific restrictions and obtaining permits. With decades of experience, we bring a wealth of knowledge and resources to the table, including access to the area's premier tradespeople and a proven scheduling process.

  • The cost to build a custom home in the Lowcountry varies widely depending on the size and complexity of the home and finishes.

    We are often asked, ‘What is the cost per square foot to build a custom home?’ The answer to that question also varies wildly. As a general answer, a custom home will likely cost somewhere between $375 - $500 per square foot, not including land, however, that cost could go well over $1,000 - $1,200 per square foot. It is important to clarify what is included in the cost to build a custom home. Is landscaping included? Does the home include solar or geothermal? A pool? Factors like these, plus unknown site conditions like soils conditions, foundation design, utility infrastructure, etc. can all make a significant impact on the total cost as well as cost per square foot.

  • No, it's not necessary. The benefit of being a design-build firm is that we're a one-stop-shop. Our best projects happen when we join the planning from the start. Having a builder involved ensures your home is designed to fit your budget. We can offer important information on such as how to meet your target budget and how to build things right. We work with some of the area's top architects and home designers. We help make cost-effective decisions as the architect draws your dream. Including a builder early in the design process helps save time and money. And it helps to prevent designing your dream and later finding out it's out of your budget. We've seen this mistake too often.

  • At Coastal Signature Homes, our team includes an experienced Design Coordinator who will help guide you through each design decisions from start to finish one step at a time.

  • As a design/build firm, we're a one-stop-shop. This means you hire us and we hire all of the professionals on your behalf. This includes the architect, drainage engineer, structural engineer, right up to permitting. With us, there aren't different teams to coordinate. You get one dedicated team for everything, from start to finish.

    Working with multiple companies can cause disputes and delays. At Coastal Signature Homes, you'll have one reliable point of contact for your entire project. This ensures your home meets your vision, hits your budget, and stays on track.

  • Starting a custom home build with Coastal Signature Homes begins with a conversation. The search for the right builder is an emotional journey. We want to get to know you, your lifestyle and the vision you have for your dream home. From there, our team will get to work hiring all of the professionals needed on your behalf. Once the design is finalized, we handle all aspects of construction and project management to ensure a seamless experience.

  • You can expect to spend an average of about two years from the day you sign the design agreement to the day you move in.

    Our process is broken into two phases; the Design Phase and the Construction Phase. On average, you can expect to spend between eight to 10 months in design. By the end of this phase, you'll have a permit-ready set of plans.

    In the Construction Phase, you can expect to be in your home 12 months from the day we pour the foundation.

  • While we work with the area's top designers and architects, you certainly can bring your own professionals to the table on the collaboration. Our goal is to bring your vision to life, and we are flexible in accommodating your preferences.

  • Here at Coastal Signature Homes we pride ourselves on quality, consistency, excellence, and our our relationships with our customers – they are who we are at our core. These values are woven into every step of the project.

  • Absolutely! Joining our family means access to a skilled team of professionals who will provide you with comprehensive design services to help you select the perfect materials, colors, and finishes for your home. We also offer expert advice on the latest trends and timeless styles to ensure your space is both beautiful and functional.

  • Our cost includes architectural design, permitting, construction, project management, and the final walk-through. We provide transparent pricing and detailed estimates to ensure there are no surprises.

  • We receive payments as construction advances. A draw schedule, similar to a standard bank draw schedule, outlines these payments, which are determined by the percentage of work completed at each stage. Your lender will conduct a site inspection to assess the progress and, with your approval, release funds accordingly. If you're not using a lender, draw requests are sent directly to you for payment.

  • When you join the CSH family, you're our customer for life. We believe in creating homes, as well as, lasting relationships, and that includes protecting your new space. We’re here for you every step of the way. In addition to a closing walk through, we will return at 30 days and again at 11 months to walk your home with you and assess any touch-ups you may need. Your peace of mind is our priority!
